How to use this app

A quick tour of Ophir Equity's dashboard, written for the person running the properties day to day.

Overview
The homepage — a snapshot of how things stand right now.
  • Occupancy, rent collected this month (with the trend vs. last month), overdue units, open maintenance, and renewals due in the next 60 days.
  • "Overdue this month" lists any active lease with no payment logged past its grace period — click through to log one.
  • "Upcoming lease renewals" shows leases ending soon, with a one-click Remind button that texts and emails the tenant in their preferred language.
Messages
Every text to and from tenants and contractors, in one thread — auto-translated.
  • Tenants text in Spanish, contractors in English — everything is translated automatically so you can read and reply in English either way.
  • Replying from here sends a real text message to that person's phone.
  • Messages tied to a maintenance ticket show which ticket they belong to.
Maintenance
Tickets come in from tenant texts or the tenant portal — dispatch a contractor in one click.
  • Click New ticket to log an issue yourself, or wait for one to arrive from a tenant text or their portal.
  • Dispatching a job texts and emails the contractor a link to their own job portal — no login needed — where they can share their live location, post photo updates, and mark the job done.
  • Use the Track link to watch the contractor's live ETA on a map — the same link can be shared with the tenant.
  • Closing a ticket lets you record the cost, which flows straight into the Ledger.
Payments
Log cash rent as it comes in — a receipt goes out automatically.
  • Pick the lease, amount, and rent period, then log it — a PDF receipt is generated and texted to the tenant right away.
  • The "Unpaid" list shows who still owes for the current period.
  • Use Export CSV to hand a spreadsheet of recent payments to an accountant.
Ledger
Rent collected vs. maintenance spend, by property and unit, for any month.
  • Step between months with the arrows to see any period's totals.
  • Maintenance costs are pulled in automatically from tickets closed with a cost recorded.
  • Export CSV gives you that month's numbers as a spreadsheet.
Listings
Prep a rent or sale listing, then post it to Facebook Marketplace or Craigslist yourself.
  • Add a unit, write or AI-generate the listing copy, and attach photos.
  • Neither Facebook nor Craigslist allows auto-posting, so the button opens their posting page with your listing copy ready to paste in — you finish the post there.
  • Mark a listing posted once it's live so the team knows it's out there.
Leases
Track lease terms, status, and e-signatures.
  • Add a lease for a tenant and unit, including the rent amount and cash-payment grace period.
  • Send for signature emails the tenant a link to sign electronically; mark it signed once it comes back.
  • Leases ending soon show up on the Overview page with a renewal reminder button.
Tenants
Every tenant on file, their preferred language, and their current unit.
  • Add a new tenant with their phone number (used for SMS) and preferred language.
  • Portal link creates and copies a private link for that tenant — text or email it to them so they can check their rent status, see receipts, and report problems without ever needing a password.
  • Messages jumps straight to that tenant's SMS thread.
Properties
Your buildings and their units.
  • Add a property and its units, including bedrooms/bathrooms and base rent.
  • Properties with a map pin (latitude/longitude) show up on the contractor tracking map.
Contractors
Everyone you dispatch maintenance jobs to.
  • Add a contractor's name, phone, email, and trade so they show up when dispatching a ticket.
  • Deactivate anyone you no longer use without deleting their job history.
The tenant portal
What your tenants see when you text them their portal link — no app, no password.
  • Shows their unit, rent amount, and whether they've paid this month, with days left in the grace period.
  • Lists their past payments and receipts.
  • Lets them describe a maintenance problem (with a photo) in their own language — it lands directly in your Maintenance queue.
  • A language toggle switches the whole page between English and Spanish.
Demo mode

This copy of the app runs with DEMO_MODE on — there's no login, and it's meant for showing the dashboard off. A real deployment would connect Supabase Auth so each manager signs in with their own account.
